PropStack provides property deal-modelling tools, calculators, market research data and educational content for UK property investors. It’s operated by Greg Ashall (“we”, “us”). Contact: deals@propstack.co.uk.

Everything on PropStack — the calculators, the Deal Shaper, the Academy, the guides, the PDFs — is general information and education, not financial, investment, tax or legal advice, and not a recommendation to buy, sell or finance any property. Figures are models built on stated assumptions; real lenders, valuers and solicitors decide real transactions. Always take professional advice before committing money.

We work hard to keep the methodology realistic — our assumptions are documented openly on the How the numbers work page — but rates, criteria, tax rules and market data change, and third-party data (Land Registry, EPC register, Homedata) comes with its own limitations. We don’t guarantee any figure is accurate, complete or current, and you use the outputs at your own risk.

Accounts are optional and free. You’re responsible for the accuracy of what you save and for keeping access to your email secure (sign-in links go there). We may suspend or remove accounts used abusively. You can ask us to delete your account and its data at any time.

Don’t misuse the service: no scraping or bulk-harvesting our content or data feeds, no attempting to bypass rate limits or security, no using the email tools to spam, and no reselling the service or its data without our agreement. Personal and professional use for evaluating your own deals is exactly what it’s for.

The PropStack name, design, content, methodology write-ups and code are ours (or licensed to us). You may share links, your own deal sheets and your own saved deals freely; please don’t republish whole tools, guides or the Academy as your own.

PropStack is provided “as is”, free of charge during beta, and we may change, suspend or withdraw features at any time. To the fullest extent the law allows, we accept no liability for losses arising from use of the service — including investment decisions made using it. Nothing in these terms limits liability that can’t legally be limited.

If these terms change, the date at the top changes too — continued use means acceptance. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
