PropStack is built and run by Greg Ashall, who works in UK property finance — helping investors structure bridging, refurbishment and investment deals across buy-to-lets, HMOs, blocks of flats and commercial property.

The pattern that led to PropStack: investors fall in love with a property, then work out the numbers afterwards — on the back of an envelope, with optimistic assumptions, missing the things lenders and valuers actually look at. Deals die at the valuation, at the stress test, or at the refinance. Almost all of that is predictable before the offer goes in.

So PropStack models the whole deal the way the professionals on the other side of the table do — and teaches the method while you use it.

Numbers from real reports

The valuation logic — Adjusted Gross Rent, gross yields, YP in perpetuity, vacant-possession and restricted-marketing values — is distilled from real RICS-style lender valuation reports, and our tools reproduce those reports' worked examples to the pound.

Live public data

Sold prices come from HM Land Registry, floor areas and ratings from the official EPC register, and market intelligence from Homedata — pulled live into your research, not copied from a blog.

Education first

The Academy exists because a tool you don't understand is just a prettier envelope. Learn the method, pass the exams, then run real deals through the same engine.

What PropStack is — and isn’t

PropStack is a research and education tool. It is not financial advice, and a shaped deal is not a lending decision — lenders, valuers and solicitors will always have the final word on a real transaction. What it gives you is the same framework they’ll use, before you commit.
