Lenders check the rent covers the mortgage at a stressed rate, not the pay rate: 5-year fixes at the pay rate, shorter terms at the higher of pay rate + 2% or 5.5%. The required cover is 145% for higher-rate taxpayers and 125% for basic-rate borrowers and limited companies. When the ICR falls short, the rent — not the property value — caps your loan.
